Jupiter

A coastal town at the north end of Palm Beach County built around the Loxahatchee River and the Jupiter Inlet lighthouse, with a laid-back beach-town feel, a heavy golf presence, and a rural acreage district, Jupiter Farms, out west.

01

The Setup

Who lives here

Families drawn by the county's top-rated schools, golfers and boaters, professional athletes in the gated communities, and remote workers and retirees who want the coast without the density of Miami or Fort Lauderdale.

How it has changed

Build-out of Abacoa and the western communities, growth of the Scripps and Max Planck research corridor, a modest cooling from the 2022 peak, and insurance cost climbing like everywhere in the state.

Day to day feel

Relaxed and outdoors-oriented, with a walkable town center in Abacoa and beach and riverfront parks. The gated communities are quiet and car-dependent; Jupiter Farms is rural.

What People Get Wrong

That all of Jupiter is coastal and polished. Jupiter Farms, west of the Turnpike, is rural acreage, some of it on well and septic, with its own flooding history and a completely different price and lifestyle.

02

Cost of Living

Housing

Condos and townhomes from the three hundreds to five hundreds, single-family in established neighborhoods like Abacoa and Egret Landing from the mid five hundreds past a million, and waterfront and golf estates in the millions. Jupiter Farms trades on acreage.

Property tax

Palm Beach County plus, for the in-town areas, the Town of Jupiter; some western areas are unincorporated county. A homestead exemption applies to primary residents with a Save Our Homes cap that resets at sale. Confirm the taxing authority and the post-sale taxable value.

Insurance

Wind premium is high but below Miami-Dade and Broward. The barrier island and river frontage carry a real flood policy. Roof age is the main single-family variable; in the gated communities the association master policy matters too.

03

The Market

Market conditions

Softened modestly from the 2022 and 2023 peaks into a more balanced market, with more inventory and more room to negotiate outside the top waterfront and golf segments. Check a current report before planning around it.

Making an offer

Competition on turnkey homes in Abacoa and the strong-school neighborhoods, less pressure on dated homes and on the higher-end golf and waterfront listings.

New construction

Limited and mostly in the western communities and infill, since Jupiter is largely built out. New homes carry current-code wind protection and newer roofs.

What to watch for

Watch whether an address is in the flood zone near the river or the inlet, the roof age on the 1970s and 1980s original Jupiter stock, the association dues and any golf membership requirement in the gated communities, and well and septic on parts of Jupiter Farms.

04

Housing Stock

Build eras

1970s and 1980s original Jupiter in The Bluffs and Jupiter Village, 1990s and 2000s gated golf and family communities, Abacoa's new-urbanist blocks from the 2000s, and rural homes on acreage in Jupiter Farms.

Construction

Concrete block and stucco is standard, a wind advantage. Barrel tile and shingle roofs both common. Roofs and windows on the older stock are the exposure.

Roof norms

Tile and shingle both appear. Roof age is the largest Florida rating factor; a shingle roof past about 15 years is a carrier problem, tile gets more room.

Lots and density

Standard suburban lots in most of town, zero-lot-line and townhome density in parts of Abacoa and the gated communities, and one to five-plus acre parcels in Jupiter Farms.

05

Schools

District and zoning

The School District of Palm Beach County. Jupiter's schools are among the highest-rated in the county. Verify the assigned schools for the exact address.

Elementary

Assigned by address within the Palm Beach County district; Jupiter-area elementary schools including Jupiter Farms, Limestone Creek and Jerry Thomas rate well. Confirm the specific school.

Middle

Independence Middle and Jupiter Middle serve the area, with countywide magnet and choice programs available.

High

Jupiter Community High is the assigned high school for most of the town and rates well. Confirm the assignment for the address.

Private options

The Benjamin School in nearby Palm Beach Gardens is the main independent option, along with a few religious schools.

Verify Before You Offer

School assignments are set by the district for the exact address and they change. Confirm the zoned schools with the district before you write an offer. Do not rely on a listing or on this guide.

06

Commutes

Downtown

Downtown West Palm Beach is 25 to 35 minutes south on I-95. Jupiter does not have a Brightline stop; the nearest is West Palm Beach.

Second job hub

The Palm Beach Gardens and PGA Boulevard office and retail corridor is 10 to 15 minutes south. The Scripps and Max Planck research campuses are in Jupiter.

Airport

Palm Beach International is about 30 to 40 minutes south.

Transit and walkability

Abacoa's town center is walkable. The rest of Jupiter, and especially Jupiter Farms, is car dependent, with Palm Tran bus service on the main roads.

Known bottleneck

I-95 and the Florida Turnpike at Indiantown Road, and the Indiantown Road corridor itself through town.

07

Risk & Insurance

Flood zone

Jupiter Inlet Colony on the barrier island runs Zone VE. The Loxahatchee River and Intracoastal frontage and the finger canals run AE. Much of the suburban core is Zone X but low elevation, and Jupiter Farms has flooded in major rain events despite being inland. Pull the FEMA panel and price a flood policy for the exact parcel; flood is a separate policy.

Wind and hail

Palm Beach County is not a High Velocity Hurricane Zone, so the code and wind premiums run below Miami-Dade and Broward, but the coast is a wind-borne debris region and hurricane exposure is real. A wind mitigation inspection and impact openings cut the wind portion.

Roof and carrier appetite

Roof age and type drive carrier appetite. Shingle past about 15 years is a problem for admitted carriers; tile gets more room. Homes outside appetite go to surplus lines or Citizens.

Other perils

Citizens Property Insurance is present and running rate cuts and takeout offers in 2026 with the 20 percent private-offer rule in effect. Gated golf communities carry association master policies and can levy assessments. Sinkhole is not a Jupiter peril.

What A Policy Costs Here, And Why

A Jupiter premium is wind and roof age first, with flood as a separate policy that is large on the barrier island and the river and modest in the inland subdivisions. Impact openings, a newer roof and a wind mitigation report are the levers.

08

The Verdict

Who Jupiter suits

Buyers who want top county schools, a coastal outdoor lifestyle, and either a walkable town center in Abacoa or acreage in Jupiter Farms, and who will price insurance and, near the water, flood coverage.

Who should look elsewhere

Buyers who need a short commute to Miami or Fort Lauderdale, anyone who wants an urban setting, and Jupiter Farms buyers who do not check flood history, well and septic.

If you buy here, check these first

  1. The FEMA flood zone and a flood insurance quote near the river, the inlet or the ocean, and the flood history in Jupiter Farms.
  2. The roof age on the 1970s and 1980s original Jupiter homes.
  3. Association dues, any golf membership requirement, and the master policy in a gated community.

A comparable alternative: Palm Beach Gardens for a newer suburban option just south, or Stuart in Martin County for a smaller coastal town farther north.
