A non-renewal notice is not a cancellation, and it is not an emergency yet. It means your carrier will not offer a new term when the current one ends. You have until that date to line up replacement coverage. The mistake is waiting, because the longer you sit on it, the fewer options are open and the closer you get to the lender force placing a policy that costs far more.
It will tell you the exact date coverage ends and usually a short reason. The most common reasons in Florida right now are roof age, the carrier reducing how many policies it writes in your area, a claim on the property, or an inspection the carrier ordered that came back with a problem. The reason matters, because it points at what to fix.
Two reports open up the most carriers. A wind mitigation inspection documents the features that earn premium credit, and on a home roughly thirty years or older a four point inspection confirms the roof, electrical, plumbing and HVAC are in serviceable shape. Order both from one inspector on the same visit. If you already replaced the roof, get a fresh wind mitigation report to capture it.
New carriers have entered Florida and several have been approved to take policies out of Citizens, so more homes have a private option than a year ago. As an independent agent I can put your home in front of several of them at once. Citizens is the backstop if nothing private fits, and you generally only qualify for it when that is the case.
The deadline on the notice is the whole game. Coverage lined up two weeks early is routine. Coverage lined up two days late is a lender force placed policy and a scramble.
If you have a mortgage, your lender requires continuous coverage. A lapse, even a short one, can trigger a force placed policy that is expensive and covers only the structure, not your belongings or your liability. The new policy needs to take effect the day the old one ends, not after.
The non-renewal notice, the property address, your current declarations page, and any inspection reports you have. I will check the private market first, tell you honestly where the home stands, and have coverage in place before the date on the notice.
Send the notice and the address and I will start shopping today.
